Philly has some of the most convoluted rental regulations in the country. If you miss just one requirement, you become subject to extreme financial penalties from the city. And they will keep adding interest until you pay.
Beyond that, a tenant gains an insurmountable legal advantage should you ever end up in court. Forgot to provide your tenant with a timely Certificate of Rental Suitability and they stopped paying rent? The city will say you were never entitled to collect rent in the first place. And that’s just one landmine…

Ask us about our Tenant Relations service! This offering is oriented toward maintaining a positive, stress-free relationship between tenant and landlord. The goal is to ensure the tenant takes good care of the property and ultimately renews their lease (since vacancy is a landlord’s worst enemy).
